The City of Coffeyville Has Two Certified Sites Ready for Investment

The City of Coffeyville is actively investing in economic development by offering two certified sites to potential businesses. While communities across Kansas (and the entire United States) have land parcels for sale, certified sites demonstrate that specific properties are ready for development. Certification makes these parcels a low-risk choice, increasing the chances that they sell in the near future.

“Certification isn’t just about selling land,” says Melissa Johnson, Executive Director of the Montgomery County Action Council (MCAC). “It allows us to speed up the economic development process by attracting businesses and making it easier for them to open their doors faster. This directly benefits residents by creating new job opportunities in the region.”

Site Certification Occurs at the State Level 

The Kansas Department of Commerce manages the site certification designation to maintain a clear, objective process for reviewing parcels and promoting them as certified. This designation is issued when properties have “successfully completed a set of program requirements to demonstrate that the property is primed for development and ready for investment.”

When the City of Coffeyville began promoting its industrial park, it worked to secure certification to make the lots more attractive to developers. A key part of certification involves sharing information about the property with the state to promote transparency. This way, there are no surprises for site selectors and business owners who consider the lots. Some of the information the City shared includes:

  • Price and availability
  • Utilities
  • Access
  • Environmental concerns
  • Potential site development costs  

Price is just the starting point for businesses considering certain available properties. They need to make sure the lots are in a great location, with access to highways, and don’t face any barriers that could prevent them from establishing their operations.

Coffeyville Industrial Park Site 1

The first certified site in Coffeyville is located at 2684 County Road 5500. The sale price is $9,000 per acre with 62.5 acres available. This site sits north of the Coffeyville Municipal Airport and is just east of U.S. Highway 169. It is located just 20 miles from U.S. Highway 75, and is less than a 1-hour drive to Port of Catoosa.

This certified site is connected to local utilities and is served by Coffeyville Municipal Light & Power and Atmos Energy. The City of Coffeyville provides water, wastewater, and fiber internet services.  

Companies that choose to move into this certified industrial site will operate alongside John Deere-Coffeyville Works, MJD Products, Phoenix Logistics, Takkion, and several other businesses. The site is adjacent to additional acreage that can be expanded for larger campuses. 

Coffeyville Industrial Park Site 2

The second certified site in Coffeyville offers businesses 28.6 acres for development, located at 2684 County Road 5500. However, it is built alongside 308 adjacent available acres for potential expansion. The City is also asking $9,000 per acre for this parcel.  

This parcel of land is located a quarter mile from U. S. Highway 169, and just 57 miles from I-44. The utility providers also include Coffeyville Municipal Light & Power, Atmos Energy, and the

This parcel is located just North of Coffeyville, allowing for easy access to the rest of Montgomery County. Companies can draw from a large labor pool of 73,650 people within a 30-mile radius and 382,186 workers within a one-hour commute. 

Economic Developers Promote the Greater Community

While the Certified Sites Program is a great way to highlight available land in Montgomery County, it is just the first step in attracting businesses to the area. Companies want to know that there is a qualified workforce to hire from, so they can maintain their operations and grow in the coming years. This is why MCAC works so closely with workforce development partners, such as KANSASWORKS and local accredited community colleges, to create programs that meet their needs.
